Obtaining an ADA inspection will serve you well. As a matter of California law:

  "A commercial property owner or lessor shall state on every lease form or rental agreement executed on or after January 1, 2017, whether or not the subject premises have undergone inspection by a Certified Access Specialist (CASp)."  §California Civil Code 1938

Let's face the truth. Whether you are in California or any other state, when buying, leasing, or selling, you want to know the condition of your property. Multiple inspections will be completed and that should include an ADA isnpection. Any one of those inspections can and will impact the price paid or received. (You can obtain an ADA inspection in lieu of a CASp inspection, there is a diference.) Howerever, having an ADA or CASp inspection completed can and will help ensure you receive the best price for your side of the deal.
